Infrared Thermography

Infrared scans have proven to be a valuable tool in helping to determine the condition of your roof. The IR camera can pick up areas of moisture infiltration within the roofing assembly that the naked eye cannot see, giving us important information and allowing us to make more informed decisions when it comes to maintaining your asset.
An IR roof scan will be completed, including all roof areas at the site. The IR scan must be completed at night and after a minimum of 48 hours without rainfall. Any noted anamolies will be marked directly on the roof surface.

Thermograms (IR images) and daytime images will be provided for each anomaly, along with 'typical' photos of roofing details such as: drains, control joints, projections, skylights, perimeters, etc.

Drawings are produced showing all roof areas, anomalies and rooftop equipment for easy reference. The roof plan allows the client and/or roofing contractor to quickly find the noted anomalies on the roof.

03. ROOF PLANS

Destructive analysis and repair may be required of certain anomalies while on site to confirm any water within the roofing assembly as noted in the thermal images recorded by the infrared camera.

04. CORE CUTS

After completing the infrared scan, we will review the findings and provide recommendations for repairs vs. replacement. Factors will include the amount of wet insulation noted, compared to the overall size of the roof.

05. ANALYSIS

Accurate budgets will be provided for either localized repairs to be performed, or full scale roof replacement. For larger projects, work may be able to be spread out across several years to help with planning and/or budgeting.

An infrared scan works on the principle that moisture adds thermal mass to the roofing materials, which makes them hold on to heat longer than the dry material next to it. The infrared camera captures the heat in an image based on temperature differential, therefore showing the extent of moisture within the roofing assembly.
